RV overview

This roomy Class C RV is fully loaded and easy to drive! THINGS TO KNOW: - My RV is not brand new and shows some wear and tear so my rates are lower than newer RV's. It 100% mechanically sound and I wouldn't hesitate to drive it to NY. - Heavy Duty Ford E-450 chassis with Triton V-10 engine. - Fully self-contained for dry camping. - Power slide-out in rear queen bedroom area. - Includes 6 seatbelts. - Sleeps up to 6 people, plus 2 full reclining chairs for possibly 2 more kids. - Flat panel TV and DVD player in the main area and rear queen bed area. - Thermostat-controlled air conditioning and heating. - Full bathroom with separate shower that has an expansive shower curtain and skylight for big/tall people. - Full kitchen includes almost 4 feet of countertop space, a double sink, 3 burner stove, oven, microwave, and 2 door freezer/refrigerator. - Kitchen is fully stocked with typical cooking equipment. See photos. (Utensils, pots/pans, toaster, dish towels, tea pot, french press coffee maker, etc.) - Propane Coleman camping stove and propane BBQ will be provided for cooking outside. (Propane tanks are not provided.) - Bedding for the rear queen bed will be provided at no charge. Bedding for other beds and towels are not provided. (Most people use sleeping bags.) - Power-controlled awning. (Disconnected for Burning Man.) - Free generator and propane use. (Only exception is Burning Man event - see below.) - No Smoking/Vaping/Weed/Drugs. A minimum fee of $500 will be charged if evidence of smoking/Vaping/Weed/Drugs in the RV. - Pets are restricted to 1 dog for a $75 fee and subject to an additional cleaning fee of up to $500 for excessive stains and/or damage. - The fuel tank must be returned Full or there will be a $10 per gallon refueling fee. - Renter is expected to clean up any messes made, wipe down the bathroom and kitchen area, sweep the floor, and wash the exterior if it's extra dirty before returning the RV. There will be a charge of $200 to the renter's security deposit if this is not done. - Burning Man: $500 per night with a 7 night minimum; $4,500 event fee; Increased deposit of $3,000. The $4,500 event fee covers complete servicing of entire vehicle and its components: Engine/generator oil & filters; chassis lube; all wheels removed and brake components/bearings inspected/cleaned; all appliances accessed via internal and external compartments for cleaning/servicing (Furnace, roof A/C, hot water heater, fridge, etc); vents/screens disassembled for cleaning, complete exterior detailing, and more. Generator use is free for 4 hours and any overage on the generator is $5 per hour. If the RV is abandoned for any reason, there will be a minimum fee of $750 plus $1 per mile to return to departure location charged against the renter's security deposit.
